When you are going through a real estate transaction whether for residential, commercial or investment, after an offer is accepted buyers typically will request inspections of the sellers.
The home inspection is an assessment of the overall property. The home inspector determines the wellness of plumbing, electrical and HVAC. They will often check attics, chimneys, basements, foundations, and for apparent defects. Typically, the home inspector will see symptoms of larger issues like mold growth, or dry rot, but they are not necessarily experts. What they identify can often require an expert opinion or assessment for further analysis. A structural inspection can be done whether a home inspector finds a structural defect or not. A licensed structural engineer will perform an inspection to assess the structural integrity.
Structural Inspection
Structural integrity looks at the bones of the building. Essentially this includes the foundation, beams, columns, posts, or trusses. If there are areas of concern identified they will provide this information to help inform next steps for the transaction. This can result in further negotiation between the buyer and seller if work is required, it can also result in the structural engineer providing a further estimate to provide a solution for identified problems if the buyer and seller are interested.
