When designing a home, renovating a building, or constructing a new structure, our structural engineer will provide you a plan set to help make your vision a reality. So, what kind of plans do you need for your project?
Our structural engineer can work with your general contractor or architect to produce a plan set for your project and these are often referred to as construction documents. Each plan set can include floor plan documents of your project. Floor plans would include a layout of your roof, upper levels, main floor, or special structures like signage, etc. We will also include the framing plan, floor plans, foundation plan, site plan, elevation views, and other construction details to provide a high-quality build of your project.
What kind of plans do you need for your project? Each project is unique. Therefore, we offer a full plan set for projects but can tailor it to meet your needs. We recommend sharing your project needs with our structural engineer to receive a free estimate. However, to provide an understanding of what to expect below is a list of what can be included in your construction document plan set:
Framing Plan
Each floor will require a framing plan. Structural framing will show in the framing plan and will feature the beams, columns, joists, headers, lintels, bearing walls, trusses, and rafters. It will also show the floor, roof, and wall sheathing.
Floor Plan
The floor plans can show what is existing in a home's layout or it can show what will be constructed in a new layout. It will show details and other information about local code ordinances and how the building needs to be framed.
Site Plan or Plot Plan
If you are performing a renovation that is an addition, or new construction, you will need a plot plan. The plot plan shows where the construction will take place on the site.
Foundation Plan
The foundation plan will show the footings of your structure, caissons, floor slabs, retaining walls, basement walls, and stem walls interactions with your foundation. It will provide insights on the concrete and masonry holding up the structure in the soil.
Elevation Views
The finished face of a new or existing building is shown in the elevation views. This can show how you, and your general contractor, what the building looks like currently compared to what it will look like once completed.
Section Views
To dive into the details of your project, our engineer plan set will include section views which is a dissected view of structural elements of your home or building.
Construction Details
The details are an essential part of your construction documents because it shows how different structural elements will interact. For example, it will provide the details for your framing connections, or foundation.
